About Us

We started in 2014 with direct management in Milan, reaching nearly 700 apartments under Property Management today and a turnover of approximately 20 million euros.

In 2019, we launched the Partner Project, which currently includes over 200 independent managers whom we have supported in their growth to achieve significant turnover goals.

Our mission is to simplify every stage of the property manager’s work, and it stems from our direct experience and the mistakes made during our growth path.

  • If I work with Italianway, do I affiliate with your brand?

    By working with Italianway, you do not have to use our brand; you can work in white label, meaning you use our technology but WITH YOUR brand. In this way, all tax documents issued through the platform, the website, and the booking engine will be branded with your logo and colors.

  • How much does it cost?

    We work on a percentage basis that is proposed ad hoc based on a series of criteria, such as the number of apartments you manage, the destination, and the services you choose to use.

  • Does Italianway synchronize with my channel manager?

    No, Italianway already includes a channel manager within the platform, so it is not possible to use another technology that performs the same function. The same applies to the booking engine, online check-in tools, and communication with the police portal and Istat, as these are all features already handled by our platform.

  • Do you also provide Revenue Management?

    Our Revenue team helps you define the best pricing strategy based on the dynamics of your destination, with the goal of maximizing the occupancy and profitability of your apartments. What we do not do is modify your rates daily; this remains your responsibility. However, you can always ask for our team’s advice to “adjust” your pricing and distribution strategy (cancellation policy, restrictions, promotions, market comparison, etc.) if we see that your performance is not meeting the goals we set together. In fact, we constantly monitor your performance and suggest corrective strategies to improve results and reach your turnover targets.

  • Is Italianway a software company?

    Italianway started as a Property Manager in the city of Milan and then decided to invest in technology to create a platform that met the specific needs of a rapidly growing manager. Today, we continue to invest in technology and our platform, but at the same time, we also offer a series of services linked to its use, such as sales, bureaucratic, and tax consultancy, revenue management and online/multi-channel distribution consultancy, support for uploading and managing online listings on various OTAs, and constant technical/sales support.

  • Can you help me work in compliance with tax and bureaucratic regulations?

    Italianway aims to conduct property management activities with total transparency and correctness, and for this reason, it teaches its partners a working method to operate according to industry regulations. Furthermore, as part of AIGAB (Italian Association of Short-Term Rental Managers), we keep our Partners constantly updated on all regulatory news in the sector and adapt our technology to legal requirements, so we can all operate together without risks.

  • Do you provide me with all the correct contracts?

    We offer our Partners the opportunity to use our proven set of contracts for both owners and guests, in order to operate correctly and protect themselves and their clients.

  • Who handles check-in/check-out?

    All hospitality, cleaning, and guest management activities remain the responsibility of the property manager on the ground. Italianway never intervenes in these types of activities.

  • I have 5 apartments, can I collaborate with you?

    Generally, we collaborate with those who already manage about ten apartments, as we believe our structure is suited for those facing a certain level of management complexity daily, due to the number of properties in their portfolio. However, we always evaluate on a case-by-case basis and consider the business project, growth prospects in the area, the destination, and the type of properties managed. Therefore, if you have fewer than 10 apartments, please contact us anyway for an initial introductory chat to see if our solution fits your business needs.

  • Do you have a specific tax model?

    Yes, over the years we have consolidated a working method based primarily on the contract with the owner, which offers the possibility of paying the flat-rate tax (cedolare secca) net of all costs. In any case, we are also able to manage different cases, such as when the owner is a legal entity or for properties under rent-to-rent (lease and sublease) arrangements.

  • Will I have to issue invoices manually?

    It is not necessary to issue invoices manually, as we have automated the entire active invoicing cycle with our platform. For every booking received, the system automatically issues all related tax documents. We are also directly connected to the SDI, so invoices are sent to the tax drawer without further steps. A specialized administration team will help you, especially in the initial phase, to correctly set up the invoicing cycle so that invoices are issued accurately.

  • Do you also build websites?

    Yes, if you need to create a website to encourage direct bookings and collect leads from owners who might entrust you with their property, we can create a standard but personalized website. If, on the other hand, you already have your own site, we can simply integrate our booking engine for your direct bookings.
